Are you having trouble selling your home? You may have already downsized to a smaller place but haven’t been able to sell your principal residence.

If you advertise the place for rent, you can generally deduct maintenance and depreciation on the home, whether or not you find a tenant. But be careful: If the IRS determines you don’t have an actual profit motive for the rental, it could disallow a loss deduction.
